Right now, the inventory has bottomed out here in Maricopa County, and prices are in the increase as multiple offers are everywhere for homes pertaining to short sales, Real Estate Owned (REO), Bank Owned, and you (the owner) as a regular sale. If you are looking to list your home for any given reason, you may want to take into consideration of doing it now.
Before I list your home, even if you are in a rush, there are some advices I want to point out to you that would help you sell your home faster.
Pre-Inspection is advised:
More than likely, the buyer looking to buy a home would want the home to be inspected before purchasing it. The inspector will advise what repairs or replacements are needed for the home before the initial selling process. More than likely, the buyer will have their own inspection again incase other things developed.
Purchase a Home Warranty Policy:
A home warranty usually costs around $300 -$500 and is well money spent for your protection. The warranty policy is used for up to a year and will protect the buyer for up to a year against paying for certain repairs and replacing major appliances.
Improve curb appeal:
A fresh coat of paint, and landscape improvements are the key factors of impressing your buyer. Pulling weeds, cutting the grass (if you have grass) or rake the rocks, plus adding a couple of small plants and cacti could pay huge dividends.
Make your rooms look bigger and appealing:
This is really self explanatory. Getting rid or hiding all the clutter will make the buyer look at your home more than the clutter all together. I’ve been thru many homes where I only looked at the clutter and not the home. That is something that it won’t happen to you as your selling agent. Open the blinds, paint the walls in a light and welcoming color just to make the home sparkling fresh. All these things will give illustrations to the buyer that the rooms are actually large.
